Multiple abutting properties, including two historic department stores, were acquired by a single land owner with the intent of attracting office tenants. Open, modern interiors would be required by tech companies, as would expansive windows over the surrounding downtown. Historic regulations and fire code would limit those alterations. Our team proposed replatting the Grant and Kress Buildings into one, and opening up their less visible roofs and adjoining facades. The smaller and more confined Grant would receive a light well and central stairs down to the basement, itself wrapped by a multilevel food hall. Additional levels include street level retail, large floor plate offices, fitness facilities, roof top amenities, and a basement bar. The concept package enabled design approval by the HDRC and led to successful leasing.
